Head Estates, located between Opelika Road and North Donahue Drive, is a residential and low-key Auburn neighborhood with curving streets and mature tree cover. The neighborhood’s character concentrates around the Opelika Rd–N Donahue Dr corridor, where local coffee counters, casual lunch spots, and campus-day foot traffic set the tempo. Housing reads as mid-century ranches and later brick builds with deep setbacks and shaded yards. Town Creek Park and its greenway paths shape daily routines with courts, fields, and a long loop for walking. Auburn University’s edge brings a steady cultural current via the Jule Collins Smith Museum of Fine Art and campus venues. Toomer’s Corner and its storied lemonade ritual adds a familiar Auburn punctuation a short drive away.

NC-18
Neighborhood Conservation District
The Neighborhood Conservation (NC) District is intended to preserve the character of existing neighborhoods and developments under construction at the time of adoption of this Ordinance. It is designed to prevent these neighborhoods and subdivisions from becoming nonconforming under the terms of this Ordinance. This District is also intended to provide for future development of land where a NC District is deemed the most appropriate zoning classification, and a preliminary or final plat for development of the land has been approved by the Planning Commission. It is also intended to provide for in-filling of existing neighborhoods on vacant lots with single family detached dwellings as defined in Section 203 of this Ordinance.; Because there are a number of different lot sizes in the Neighborhood Conservation District, the Zoning Map depicts these various areas with the letters NC sub-designated by a number. The number indicates the minimum lot size in thousands of square feet. For example, NC-20 indicates that 20,000 sq ft is the minimum lot size for the District so designated.
