About this home
Build your dream home on this beautiful 5-acre country property! This ready-to-build parcel already features a well and power, saving you time and money. Enjoy the peace, privacy, and wide-open space you've been looking for, with plenty of room for a custom home, shop, animals, or all your outdoor toys. Opportunities like this at such a great value don't come around often—bring your plans and make your country living dreams a reality.
Sierra Nevada Foothills. Rolling and various terrain. Just off the pavement and through the railroad tie access points. Cleared in winding road takes you through a meadow, up and to the existing pad wrapped in trees. Owners had the idea of clearing in a great deal of space around the pad and into the abundant oaks to have a larger home site amid the trees. 3 bedroom septic is in. Well is needed. Power is right at the street! There are literally hundreds of beautiful privacy oaks and shrubs on this property. Firewood is abundant. There is a creek at the low point of this property mid way back scattered with blackberry bushes, moss rock outcroppings, and what appears to be an old overgrown road that winds in and around the infrastructure of this property. This property is deeper than it is wide and rolls up and onto the hillsides to the rear. Much is untouched wilderness. Deer were wondering through the trees as I pushed my way through some of the foliage surrounding the run off creek which appeared to have a trickle of water in it. Property was surveyed recently by a professional survey company, so the property is easy to understand. What a great place for that home site in the Sierra foothills. Seller may carry with half down offering easy terms.

AG-40
Agriculture Zone
The purpose of the AG zone is to support, protect, and maintain a viable, long-term agricultural sector in Butte County. Standards for the AG zone maintain the vitality of the agricultural sector by retaining parcel sizes necessary to sustain viable agricultural operations, protecting agricultural practices and activities by minimizing land-use conflicts, and protecting agricultural resources by regulating land uses and development intensities in agricultural areas. Permitted uses include crop cultivation, animal grazing, stock ponds, and agricultural processing. More intensive agricultural activities, such as animal processing, dairies, hog farms, stables, forestry and logging, and mining and oil extraction, are permitted with the approval of a Conditional Use Permit. 1 single-family home and one accessory dwelling unit is permitted on each legally established parcel within the AG zone, and residential uses for agricultural employees are permitted as an accessory use within the AG zone. The minimum permitted parcel size in the AG zone ranges from 20 acres to 160 acres. The AG zone implements the Agriculture land use designation in the General Plan.
