Mid-century home centered around "the view." This modern California-designed home has only had 2 owners. Are you ready to be the next? Tucked away on a special little street, this home features all embracing views of the western skyline, the Bay and Golden Gate bridges and the brilliant Bay. The rooms are appointed to draw you outside, either to view the Bay or to enjoy one of the many outdoor spaces. Enjoy a starlit hot tub, or find your inspiration on one of the deck spaces overlooking the gently sloping large garden. 3 bedrooms, an office and 2.5 bathrooms. Sophisticated updates that match the details of this period home. The kitchen's gourmet-style cooking space, which is spacious enough to be a central gathering place, looks out to the verdant patio with a wall of wisteria. This house feels expansive while capturing special places to retreat to work, socialize or just relax. 134 Hill Road is embraced by Tilden Park's trails and amenities yet is central to Solano and College ave.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
