A true Mid-century modern gem, built in 1952 and meticulously maintained by one owner since 1964. This home effortlessly combines form and function with clean lines and a seamless connection to nature. The warmth of the brown shingle exterior continues inside, where the main floor features exposed wood beam ceilings, oak floors, and expansive windows that fill the space with light and provide a green vista framing a peek-a-boo view of the San Francisco skyline. The kitchen was inspired by Julia Child’s kitchen, with unfussy cabinets and pegboard! Both the kitchen and the dining room open to a marvelous brick patio and a large sun-filled level garden. The chestnut tree is in full bloom this time of year. A bedroom, bath, and study (formerly a bedroom, could be again) complete this level. The entry level has a primary bedroom, bath, and laundry, with multiple storage closets. At the street level, an expansion was completed in 2019, creating a great home office or rentable unit* (last rented for $1300/month), complete with bath, kitchenette, and French doors to the front patio.* *Buyer to investigate.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
