Perched in the North Berkeley hills, this 1930s Mediterranean bungalow blends classic architectural details with a layout designed for how we live today. From the moment you arrive, there’s a sense of warmth—arched entryways, a tiled roof, and thoughtful touches that give the home its quiet charm. Step inside to a light-filled living room where a vaulted ceiling, exposed wood beams, and a fireplace create a space that feels both open and inviting. Wrought iron accents add a touch of old-world character, while the generous footprint allows for both living and dining to come together with ease. The kitchen connects seamlessly, offering a comfortable, functional space with an induction cooktop, skylight, pantry, and built-in desk—perfect for everything from meal prep to morning planning. Just beyond, a private deck invites you outside, with room to garden, dine, or simply unwind. A dedicated potting area makes it easy to tend to your outdoor space. The main level includes three bedrooms, a full bath with skylight, and conveniently located laundry. Downstairs, a flexible lower level offers options to suit your needs—whether as a family room with a second bath or a separate-entry studio space for guests, work, or extended living. A one-car garage provides off-street parking, and the location places you right across from Cragmont Elementary and just moments from UC Berkeley. BESO score 1.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
