Built in 1932 and set along a coveted stretch of Euclid Avenue in the North Berkeley Hills, this distinctive Spanish Mediterranean residence offers scale, character, and sweeping Bay views. Spanning over 3,000 square feet, the home is defined by its volume and architectural detail, including exposed wood beam ceilings, rich hardwood floors, and a dramatic living room anchored by a fireplace and grand, period windows that frame the surrounding greenery and outlooks toward the Bay. The formal dining room opens to a balcony, creating an easy flow for entertaining and everyday living. The kitchen blends classic design with thoughtful updates and connects to a bright breakfast nook featuring beautiful built-in original cabinetry. Three bedrooms and three baths are well distributed, while additional living spaces with tiled floors and built-in details provide flexibility for a variety of uses. Both upstairs bedrooms feature their own enclosed balcony with beautiful outlooks, offering a quiet retreat above the surrounding landscape. Set on a 7,700 square foot lot, the grounds feature mature landscaping and multiple outdoor areas, including a well-appointed lower level deck overlooking the rear garden, ideal for dining, relaxing, or entertaining. The setting offers a strong sense of privacy while capturing the natural beauty of the hillside.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
