Set on iconic Spruce Street in the North Berkeley Hills, this level-in 1929 Tudor revival offers 2,893 sq ft of timeless architecture, featuring 3 beds, 3.5 baths, and sweeping Golden Gate Bridge and city views. A beautifully landscaped front garden and mature trees create a welcoming approach, leading into a classic interior with hardwood floors, exposed beam ceilings, and an expansive living room that flows into a formal dining room—both positioned to capture stunning bay and bridge views. The dining room connects to an eat-in kitchen with a breakfast nook, Viking range, wall-mounted ovens, and picturesque outlooks, while French doors open to a view deck ideal for dining and relaxing. Upstairs, three well-appointed bedrooms include a spacious primary suite with Golden Gate Bridge views, a large ensuite bath with dual vanity, tiled shower, slipper tub, and private water closet. The lower level offers flexible space with a full bath and potential for an in-law or ADU with separate access. A detached garage, long driveway, and lush backyard gardens complete the property. Ideally located near Tilden Park trails, Solano Avenue shops, and UC Berkeley, combining classic architecture, exceptional views, and a prime North Berkeley Hills setting. Home Energy Score of 1

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
