R-3
Multiple Residential Zone
The multiple residential R-3 zone is established for the development of grouped housing, such as townhouses, condominiums, apartments, and mobilehome parks, at gross densities ranging from 4 to 12 du per acre. The actual permitted density shall be determined based on topographical, environmental, physical, and infrastructural constraints. In order to encourage the production of housing affordable to low-to-moderate income households, density bonuses may be granted in this zone, subject to approval of an agreement pursuant to Section 17.03.230 Affordable Housing Agreements; Development within the R-3 zone generally consists of attached or grouped dwelling units within a development site that share common access, open spaces, and amenities. This zone may also be appropriate for single-family detached units on smaller lots within the context of an approved specific plan. The R-3 zone permits the development of self-contained residential communities which provide recreational facilities and amenities to serve residents, as well as for smaller-scale attached dwellings on a single residential lot such as a duplex. Accessory uses to support the primary residential use are allowed. Non-residential uses, which are complementary and not detrimental to residential neighborhoods, are conditionally permitted; The R-3 zone is compatible with the multiple family residential MFR general plan land use designation.
