About this home
3276 Rodeo Avenue in Chico, CA is a ±10 acre parcel zoned Low Density Residential allowing one-acre home sites. The level property offers flexibility for residential subdivision or long-term investment and may be purchased with or separately from an adjacent 9± acre parcel.
Bell Muir, located between Bidwell Park and Downtown Chico, is a residential and academic-adjacent Chico neighborhood with leafy streets and a bike-forward feel. The neighborhood’s character concentrates along W 1st Ave near Warner St, where campus-bound foot traffic meets small eateries and everyday services. Craftsman bungalows and mid-century ranch homes sit beside low-rise apartments, giving the blocks a lived-in, walkable texture. Bidwell Park’s Manzanita Avenue entrance frames the outdoor rhythm with trails and open lawns. The University Farm and CSU Chico’s green edges add a collegiate backdrop without feeling commercial. Community pillars nearby include the Sierra Nevada Brewing Co., the Chico Museum, and the Senator Theatre.

VLDR
Very Low Density Residential Zone
The purpose of the VLDR zone is to allow for single-family homes and related uses in residential neighborhoods within the county. Standards for the VLDR zone are intended to preserve and protect the character of existing neighborhoods and to ensure that new residential neighborhoods provide an appropriate transition from rural to more developed areas. Permitted residential uses in the VLDR zones include single-family homes, small residential care homes, accessory dwelling units, animal grazing, on-site agricultural product sales, and private stables. The VLDR zone also conditionally permits non-residential uses compatible with a residential setting, including public and quasi-public uses, golf courses, park and recreational facilities, personal services, animal-keeping, large residential care homes, and medical offices and clinics. The minimum permitted parcel size in the VLDR zone is 1 acre. The VLDR zone implements the Very Low Density Residential land use designation in the General Plan.
