About this home
Peaceful Forest Ranch setting just 20 minutes from Chico, with cooler summer temperatures, sunny days above the valley fog in winter, and that mountain-community charm. This 80-acre parcel combines accessible terrain with complete privacy. Enter the property on to roughly ten-acres of gently sloping ground with several options for building sites, before dropping into a forested canyon with a seasonal creek winding through. Bordered on two sides by Sierra Pacific Industries timberland and on the others by five-acre parcels, you’ll have both elbow room and a buffer of open space. Selective tree clearing could reveal sweeping views toward the Sierra foothills. Access is via a private dirt road with an easement across the neighboring parcel. PG & E power runs nearby on adjoining land. Whether you’re dreaming of an off-grid home, your custom mountain retreat, or long-term land investment, this property offers a rare mix of space and seclusion with proximity to town.

TM
Timber Mountain Zone
The purpose of the TM zone is to preserve Butte County's valuable timber resources and to protect both the economic and environmental value of these lands. Standards for the TM zone are intended to support the growing and harvesting of timber, pulp woods, and other forestry products for commercial purposes. Permitted uses include logging, timber processing, crop cultivation, agricultural processing, and the management of forest lands for timber operations and animal grazing. Extractive uses that are generally compatible with forestry operations, including mining and oil and gas extraction, are conditionally permitted in the TM zone. The minimum permitted parcel size in the TM zone is 160 acres. The TM zone allows for 1 single-family home per parcel. The TM zone implements the Timber Mountain land use designation in the General Plan.
