Beautifully designed mountain home on 1.45 acres in the desirable Prosser Lake Heights neighborhood. Set amongst other acreage parcels just minutes from downtown Truckee, this property enjoys an ideal sunny and private location. The fenced parcel offers room for recreation and gatherings, and excellent potential for an expansion of the living space or ADU if desired by the future owners. The oversized 4-car heated garage has ample room for an RV, plus family vehicles and toys in addition to the workshop area. The open floor plan interior flows seamlessly from the kitchen, with granite counters and stainless steel appliances, to the living room with freestanding wood burning stove for classic mountain ambiance. The large primary suite on the main level has vaulted ceilings, 2 walk-in closets, and a light and bright bathroom with jetted tub, plus shower. The large back deck acts as an extension of the home's living space, and there is only one step down to the stone patio and expansive level yard. Located just a short distance from the shops of downtown Truckee and the Pioneer Trail businesses, this is a truly rare opportunity for increased space and privacy without sacrificing the convenience of living in town.

RR-0.15
Rural Residential District- 1 Dwelling Units Per 7.5 Acre
The RR zoning district identifies areas intended for rural living, including the keeping of animals, with supporting corrals and barns. Parcels in the RR zoning district are appropriate for clustered infill development away from environmentally sensitive areas, and to preserve open space. The density of development for this zoning district generally includes properties with a minimum area of five acres for each dwelling unit. The RR zoning district is consistent with the RC-10, RC-5, RES and OSR classifications of the General Plan.; The designation of areas in the RR zoning district may also include: Establishing separate RR zoning districts with specific density requirements. These requirements shall be indicated on the Zoning Map by a suffix to the RR Zoning Map symbol which denotes the maximum allowable number of dwelling units per acre. For example, RR-0.1 means 1 dwelling unit per 10 acres and RR-0.2 means one unit per 5 acres.; Establishing separate RR zoning districts where further subdivision of existing parcels shall be prohibited because the maximum density allowed by the General Plan has been achieved through previous subdivision. This requirement shall be indicated on the Zoning Map by an X suffix to the Zoning Map symbol. Existing parcels located within an area designated in the RS-X district on the Zoning Map shall not be further subdivided.
