This exceptional almost 80-acre farm offers unparalleled opportunities, featuring rich soils in a region where properties seldom become available. Accessed via a stunning tree-lined wraparound driveway, this estate is truly remarkable. The well-maintained farmhouse, built in 2007, boasts a thoughtful split floorplan and an open-concept living space filled with natural light, enhanced by beautiful oversized windows and vaulted ceilings. The picturesque view from the back patio overlooks a serene duck pond, providing an idyllic setting for morning coffee or entertaining family and friends. This versatile estate is equipped with additional features, including a large workshop, a four-car detached garage, outbuildings, and covered equipment storage. Currently, the property operates as a fully functioning almond farm with an Ag well with a 175 H. P. Cummins diesel engine and solid set irrigation system, with comprehensive reports and production records available. However, the possibilities are endless—envision transforming the land into an event space, cattle grazing, vineyards, or horse arenas. With its prime location and exceptional resources, this property presents a rare opportunity to capitalize on endless income-producing potential through diverse agricultural ventures. Don’t miss the chance to own a piece of some of the finest agricultural land available.

AG-80
Agriculture Zone
The purpose of the AG zone is to support, protect, and maintain a viable, long-term agricultural sector in Butte County. Standards for the AG zone maintain the vitality of the agricultural sector by retaining parcel sizes necessary to sustain viable agricultural operations, protecting agricultural practices and activities by minimizing land-use conflicts, and protecting agricultural resources by regulating land uses and development intensities in agricultural areas. Permitted uses include crop cultivation, animal grazing, stock ponds, and agricultural processing. More intensive agricultural activities, such as animal processing, dairies, hog farms, stables, forestry and logging, and mining and oil extraction, are permitted with the approval of a Conditional Use Permit. 1 single-family home and one accessory dwelling unit is permitted on each legally established parcel within the AG zone, and residential uses for agricultural employees are permitted as an accessory use within the AG zone. The minimum permitted parcel size in the AG zone ranges from 20 acres to 160 acres. The AG zone implements the Agriculture land use designation in the General Plan.
