Tucked away on more than 3 private acres just minutes from downtown Edwards, this exceptional mountain estate offers a rare combination of privacy, convenience, and breathtaking natural beauty. Framed by spectacular views of New York Mountain and Finnegan's Peak, the property enjoys an extraordinary sense of seclusion with few neighboring homes in sight, yet remains less than five minutes from restaurants, shopping, entertainment, and everyday conveniences. Unlike many luxury properties in the Vail Valley, there is no HOA, providing a level of freedom and flexibility that is increasingly difficult to find. Surrounded by open space and abundant wildlife, the property offers frequent sightings of deer, elk, geese, wild turkeys, and other native species throughout the year. At the heart of the outdoor experience is a private Koi pond with a cascading waterfall, mature landscaping, and multiple outdoor living areas designed for relaxation and entertaining. The property also benefits from ownership in the Coffern/Henderson Spring, providing valuable water rights for domestic use and irrigation. Designed for both everyday living and grand entertaining, the home features a highly desirable main-level floor plan with the primary suite and two additional ensuite guest bedrooms conveniently located on the main floor. Expansive windows frame mountain views and fill the home with natural light, creating a seamless connection to the surrounding landscape. The residence offers seven bedrooms, including six with ensuite baths, a custom bunk room with nine built-in bunks, generous gathering spaces, recreation areas, a wine cellar, and separate caretaker or guest accommodations, providing exceptional flexibility for hosting family and friends. Minutes from championship golf and world-class skiing at Vail and Beaver Creek, 1182 Beard Creek Road offers a rare combination of privacy, wildlife, mountain views, and convenience in one extraordinary setting.

R
Resource District
The purpose of the Resource R zone district is to maintain the open rural character of Eagle County and to protect and enhance the appropriate use of natural resources and agricultural uses in the County including water, minerals, fiber and open land. This is accomplished by limiting residential development to very low density single-family uses on lots of 35 acres or larger, or by encouraging clustered development on smaller lots within those portions of a property that do not contain environmental resources or natural hazard areas and by maintaining the remainder of the property as common open space or ranch land, and by limiting new commercial development to uses that have a resource orientation and to small recreation areas that comply with Master Plan policies for such uses.
