Location, location, location in South Naples! This income-producing duplex features two separate units, each with 2 bedrooms and 1 bathroom, for a total of 4 bedrooms and 2 bathrooms. Both units are currently rented for $1,800 per month each, generating a combined gross rental income of $3,600 per month ($43,200 annually), according to the seller. One unit is leased month-to-month, which may offer added flexibility for an owner-occupant—including a first-time buyer—who is considering living in one unit and renting the other, subject to the existing tenancy, proper notice, and lender approval. Conveniently located near Parkside Elementary School, Publix, shopping, and dining, with a short drive to Coastland Center, downtown Naples, and the Gulf beaches. A great opportunity for investors or buyers looking to explore the income potential of a Naples duplex. Any short-term rental use, including Airbnb, must be independently verified by the buyer and is subject to applicable rules, registrations, licensing, and other requirements.
South Naples, located between Downtown Naples and Marco Island, is a coastal and residential Lely Resort neighborhood with canal-lined streets and Gulf breezes. The neighborhood’s character concentrates around the Collier Blvd (US-951) and Tamiami Trail E (US-41) corridor, where marinas, seafood counters, tackle shops, and low-slung plazas set a salt-air, errands-and-waterfront rhythm. Bayshore Drive’s mural-lined stretch and the Naples Botanical Garden act as cultural anchors with a distinctly local pulse. Architecture ranges from mid-century ranch homes to newer stucco builds, often oriented toward water views and screened lanais. Daily life tracks the mangroves and backwaters of Rookery Bay, with boardwalks and paddling routes shaping the calendar. Dining and gallery nights cluster near Celebration Park and the Bayshore Arts District.

RSF-4
Residential Single-Family District
The purpose and intent of the residential single-family districts (RSF) is to provide lands primarily for single-family residences. These districts are intended to be single-family residential areas of low density. The nature of the use of property is the same in all of these districts. Variation among the RSF-1, RSF-2, RSF-3, RSF-4, RSF-5 and RSF-6 districts is in requirements for density, lot area, lot width, yards, height, floor area, lot coverage, parking, landscaping and signs. Certain structures and uses designed to serve the immediate needs of the single-family residential development in the RSF districts such as governmental, educational, religious, and noncommercial recreational uses are permitted as conditional uses as long as they preserve and are compatible with the single-family residential character of the RSF district[s]. The RSF districts correspond to and implement the urban mixed use land use designation on the future land use map of the Collier County GMP. The maximum density permissible in the residential single-family (RSF) districts and the urban mixed use land use designation shall be guided, in part, by the density rating system contained in the future land use element of the Collier County GMP. The maximum density permissible or permitted in the RSF district shall not exceed the density permissible under the density rating system, except as permitted by policies contained in the future land use element.
