Turnkey furnished coastal villa with private deeded beach access in Aloha Kai, one of Siesta Key’s most established beachfront communities. This beautifully updated 2-bedroom, 1.5-bath residence offers an exceptional combination of island lifestyle, rental flexibility, and effortless ownership just moments from the sandy beach and turquoise waters of Siesta Key Beach. Designed for immediate enjoyment, the villa features an updated kitchen with newer cabinetry, countertops, and appliances, along with a thoughtfully furnished interior suited for use as a vacation retreat, seasonal residence, full-time home, or income-producing property. Significant improvements include a 2020 metal roof, impact-rated windows and front door, upgraded 200-amp electrical service, and a 2023 water heater. Following Hurricane Milton, the first floor was professionally remediated and underwent a fully permitted renovation. Independent mold testing produced negative results, and supporting documentation is available for review. Aloha Kai offers an inviting resort-style setting with private deeded beach access, a heated Olympic-size swimming pool, clubhouse, shuffleboard courts, tropical landscaping, and on-site management. Short-term rentals are permitted subject to association rules, providing valuable flexibility for owners seeking both personal use and rental-income potential. Enjoy convenient access to Siesta Key Village, waterfront dining, shopping, boating, and downtown Sarasota from an established island community offering the beach lifestyle for which Siesta Key is celebrated. Buyer shall independently verify rental policies and restrictions, association rules and information, room dimensions, permits, remediation documentation, and all other property information deemed material.

Multi-Family District
The RMF Districts permit multifamily residential densities, which may take the form of a variety of housing types, including single-family detached, lot line, traditional, patio, villa, atrium, duplex, townhouse, multiplex, or apartment units. These districts are used in areas having convenient access to both collector and arterial streets, and nearby civic and commercial uses, as well as employment opportunities; The RMF Districts are generally used to implement the Comprehensive Plan within those areas shown as Medium Density Residential, High Density Residential, Office Multifamily Residential Areas and Corridors, and Town and Village Centers on the Future Land Use Map, on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts, and Developments of Regional Impact. The RMF Districts, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Medium Density and High Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan. These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
