Ready for a 'Slice of Paradise' to call your own? Then this beautifully maintained South Venice POOL HOME is a must-see! This rare gem has been lovingly cared for by its current owners of 30 years, and you'll immediately notice numerous upgrades both inside and outside. Upon entering from the quaint paver patio and screened-in front porch, you'll notice large windows throughout this home that flood the space with natural light. Kitchen was beautifully updated in 2021 with granite countertops, tile backsplash, and 'Noir' stainless steel Samusung appliances. You'll enjoy gatherings in the dining room which features additional lower cabinets, coffee/wine bar, and glass display cabinets above. Newer roof (2015), newer electric panel (2019), drain field replacement (2016), and hurricane shutters all offer peace of mind to the lucky new owner. In addition, the new water heater (2021), solar attic vent fan (2021), additional attic insulation (2018), and updated front windows (2017) all serve to increase efficiency of this home. This home is clean, clean, clean, with tile floors throughout (no carpet here!), brand new faux-wood blinds on every window, and the entire interior of the home was freshly re-painted in February 2022! Split floorplan offers everyone plenty of privacy, under air garage conversion serves as a generous-sized third bedroom, and the rear 'bonus room' provides ample space for a home office, play room, library, media room. .. .the possibilities are endless! Love to entertain? Then you'll enjoy "grilling and chilling" with friends in your fully fenced backyard as you gather around the fire pit or take a dip in your swimming pool with pub table, umbrella stand, and sun shelf. .. .. the choice is yours! The pool has been pre-wired should you wish to add a heater in the future, and pool pump was recently replaced (2021). This non-deed restricted community provides the flexibility to enjoy your property, your way. .. so feel free to bring your camper or boat, as this home is located just moments away from the South Venice Beach Ferry & Boat Ramp. Nature trails, bike paths, and tennis courts are found less than 5 minutes away at Shamrock Park. Need a "beach day"? You'll enjoy sand in your toes less than 10 minutes away at Venice Beach! This one won't last, so call for your showing today!

RSF-3
Residential Single-Family District
The RSF Districts permit single-family residential densities, which may take the form of single-family detached or cluster subdivisions; Cluster subdivisions may include lot line, traditional, patio, villa, atrium, duplex, or townhouse units. The nature of the use of property is the same in all RSF Districts, with variation among the RSF-1, RSF-2, RSF-3 and RSF-4 Districts in the requirements for density, lot area and width, and yards; A limited number of nonresidential uses are allowed, subject to the restrictions and requirements necessary to preserve and protect the single-family residential character of the neighborhood; The RSF Districts are generally used to implement the Comprehensive Plan within those areas shown as Low Density, Moderate Density and Medium Density Residential on the Future Land Use Map and on the Barrier Islands where the application of the district would not increase the density of development or hamper hurricane evacuation planning and disaster mitigation efforts. Locations on the Barrier Islands that have existing RSF zoning are acknowledged, and are considered to be consistent with the Future Land Use Map. The RSF-4 District is also used to implement the Comprehensive Plan in the areas shown as Office/Multifamily Residential Area and Corridor on the Future Land Use; The RSF-4 District, while not a primary implementing district, may also be allowed in Regional, Community, Village I, Village II, and Neighborhood Commercial Centers. Appropriate densities within the Low; Moderate or Medium Density Residential areas shall be guided by the density ranges as outlined in Future Land Use Policy 1.1.1, Objective 2.3, and Policy 2.3.1 of the Comprehensive Plan; These densities shall also be determined, in part, by the land use designations and developed residential areas surrounding the parcel.
