If you are an investor looking for another property to add to your rental portfolio, this property is perfect for you. Located on the southern side of Augusta close to Hephzibah, the location is perfect for anyone working in Waynesboro, Augusta, Aiken, etc. and with 3 bedrooms and 1 bathroom, the home can accommodate multiple people. It is on Highway 25 Peach Orchard but is set off of the road so that you have privacy from the traffic and prying eyes. The metal roof is approximately 12 years old and the ductwork system for the non-funtioning HVAC system has been updated and is awaiting a new system. Plumbing has also been updated in the bathroom and kitchen. There are personal belongings on site which the Seller plans to remove. Come take a look for yourself at what this home has to offer. Sold as is, where is. No blind offers. There is no serial number and no title and the home has never been de-titled. On Richmond County's tax map, you will find two homes listed. The stick built home is no longer in existence. As a result, this is a cash sale only. The fireplace was functional but the chimney was not installed at the time the roof was installed so currently it is decorative only. If room dimensions are important, please verify.

About Cross
Creek
Cross Creek, located between Washington Road and Riverwatch Parkway, is a residential and golf-adjacent Augusta-Richmond County consolidated government (balance) neighborhood with wooded fairway views and winding cul-de-sacs. The neighborhood’s character concentrates around the Cross Creek Drive entrance near the clubhouse, where cart paths, practice greens, and porch-side seating set a relaxed, sport-forward rhythm. Brick traditional homes and newer builds share broad setbacks, mature trees, and pocket ponds. Cross Creek Golf Club acts as a daily landmark for tee times and lessons. Nearby, Augusta National Golf Club and the Augusta Canal Trail add a distinctly Augusta backdrop of tournament lore and riverside mileage.
