This is a lovely two bedroom, two bath, Royal Garden View condo. This has a much sought after corner location. Photos display the multitude of additional louvered windows which allow for extra light, ventilation and privacy. The spacious floor plan of 1,184 sq. ft. allows for a total of 6 people to occupy the unit. Two bedrooms and two baths are downstairs, and the entire top floor is a living room (with a pull out sleeper sofa), dining area and kitchen. Living room furniture has recently been re-upolsterd and the dining are and living room freshly painted. There is a 240 sq. ft. lanai off the living room and another 240 sq. ft. lanai off the downstairs master bedroom. But (!!) a rare feature of this particular building is #81 actually has a third lanai with a private outside closet. The beach is a short 2-minute walk through the resort, and the pool and tennis courts are within easy walking distance. The unit is in a very active rental program. The owners' loving care is obvious with replaced downstairs carpeting, bedspreads, granite kitchen tile, flat screen TV in the master bedroom and new 47 inch flat screen TV and console in the living room. The guest bathroom has been completely remodeled and the master bathroom has new fixtures and lights. When you walk into the unit, you feel how light, fresh and bright this condo is. Unit is in the Outrigger Rental Program which is located on site, and allows for you to rent your island home out when you are not enjoying it yourself.

Residential District - 20 DU per Acre
The Residential District regulates the number of people living in a given area by specifying the maximum allowable number of dwelling units that may be developed on any given parcel of land. In order not to differentiate between economic groups or life-styles, a reasonable flexibility in the type of dwelling units and their placement on the land has been provided; to establish standards governing the development, construction and use of housing and dwelling facilities; to provide opportunity for all groups of persons to obtain adequate housing within each area of the County suitable for residential use in relation to other land uses and consistent with the preservation of natural, scenic, and historic resources; to establish the level of minimum services necessary to assure the adequacy of housing; to encourage a variety of housing types, sizes and densities necessary to meet the needs of all economic groups and to avoid environmental monotony detrimental to the quality of life; and to maintain the character and integrity of communities within residential districts and support residents in continuing to live and raise their families in these neighborhoods.
