A rare. one-time opportunity, to get TWO HOUSES (totaling approx. 1500 sq. ft.) and FIVE out buildings for ONE money (less than 45,000 dollars per house). Houses are located on private, nearly, fully fenced-in (approx. 600 feet of fence), OVER 1/2 ACRE lot (one PIN) on paved, dead-end street in a neighborhood of upscale homes. Per the Lake County Central Permit Facility located in Libertyville, IL, "the second single-family dwelling unit is properly considered LEGALLY nonconforming" and is allowed to remain on the property as described in letter (SELLER has letter from LAKE COUNTY indicating this). HOUSE CLOSEST TO STREET, with approximately 608 square feet, has front and rear decks, foyer, kitchen, bath (like new condition bathtub and surround), bedroom, and large living room. REAR 1.5 STORY HOUSE with newer roof has approximately 890 square feet with screened porch (with 6-foot wide french door accessing porch), large kitchen (with high-end, expensive " SCHROCK handcrafted cabinetry" - kitchen cabinets and TWO SKYLIGHTS), large bath (like new condition bathtub and surround), large living room and 2 bedrooms (one extra large on second floor). The electric meter and gas meter servicing BOTH HOUSES have been REMOVED by the utility companies (thereby providing NO electricity or natural gas to property for inspections or any other reasons). The as-is refrigerators and as-is stoves are included in purchase price and the TWO boats, lawn mower, rototiller and extension ladder located on property will be removed by seller prior to closing (ALL OTHER PERSONAL property located on property at closing will be INCLUDED IN SALE). The entire property including BOTH HOUSES AND FIVE OUT BUILDINGS are AS-IS AND SHOWN, NEEDING REPAIRS with DUE-DILIGENCE REQUIRED. Potential property options are: 1) owner-occupy both houses, 2) owner-occupy one house and rent income from second house, 3) rent income from BOTH HOUSES. Photos 17-35 are REAR HOUSE and photos 36-48 are FRONT HOUSE.
Bank owned! Situated on a beautiful piece of land with a fully fenced yard. The comments from last agent: Excellent water supply from a 280' deep well. Great location near the Chain of Lakes. Located at the end of a dead end street for total privacy. Lake County has said that one of the two houses would have to be removed by the buyer, but it may be possible to file for legal non-conforming status. Buyers need to do their own due diligence with Lake County before deciding to purchase. ComEd has turned off the power to both houses for code issues, and the power cannot be turned back on for inspections or any other reasons. sold "as-is. " Taxes prorated at 100% no survey or inspections by the seller. "Asset built prior to 1978 lead based paint potentially exists" This property may qualify for Seller Financing (Vendee).

R-1
Residential District
The R-1 Districts are intended to accommodate low-density, large-lot residential development and to ensure the protection of areas that develop in such a manner. These districts are a higher density version of the very-low density RE District. Like the RE District, the E and R-1 Districts are expected to accommodate only a very small amount of the county’s overall housing needs. These districts primarily serve those households who desire to live in low-density estate areas and are willing to assume the costs of doing so. Because of the relatively sparse population in E-zoned and R-1-zoned areas, the county will not give high priority to the provision of public services in the areas. Instead, public service provision by the county will be concentrated in areas where more intense future development is called for by the Regional Framework Plan. The low densities permitted in the E and R-1 Districts generally permit in accordance with applicable Lake County Health Department rules; see Chapter 171 on-site, individual sewage disposal systems and wells, thereby reducing the need for inefficient public expenditures. The R-1 Districts are intended to implement and correspond to the Regional Framework Plan’s Residential-Medium Lot future land use designation.
