Small acreage tract that packs a big punch. This would be a great place to own as a getaway spot to enjoy the great outdoors and be really close to Lake Monroe. A huge-huge bonus, this property is bordered by the Hoosier National Forest and there are thousands of more acres one could enjoy by accessing it from this ground. There is a well insulated cabin nestled within the forest, a great place to set up camp and have friends and family over. This small cabin is great for getting out of the elements and weekend getaways. It would be easy to install electric as it is available nearby at the road. This land consists of a beautiful forest and is easy to get around on. For the hunters, the wooded ground provides the ideal habitat for deer, turkey, small game and all wildlife to call home. There are good deer signs throughout the property and the bordering public ground. The turkey and mushroom hunting are for sure to be good here as well. This property is in a great location, its only 1/2 mile from Brown County, and only 20 minutes from Bloomington or downtown Nashville. Property has good road frontage, there is an older home on the property, that zero value was placed on. Most likely it needs demolished, but would make a great buildable spot for a dream home or cabin. This awesome piece of land provides a peacefulness of the country yet it's not far from many towns. Did I mention it was bordered by thousands of acres of public ground for additional outdoor enjoyment such as hiking, hunting, bird watching and exploring. Property is being sold "As Is."
Beautifully wooded 6 acres of land surrounded by Hoosier National Forest and close to desirable Salt Creek Estates, also 1 mile away from Lake Monroe. On the lot is a small wood cabin with metal roof and an outhouse. Cabin isn't livable but lot has septic

AREA 2
AREA 1
Forest Reserve District
The character of the Forest Reserve (FR) District is defined as that which is primarily intended for the preservation of forests, recreational areas, parks and greenways, limited agricultural uses and very, very low density single family residential uses. Its purposes are to permit limited single family residential development on very large lots, to discourage the development of residential subdivisions and nonresidential uses, to protect environmentally sensitive areas, such as floodplain and steep slopes and to maintain the character of the surrounding neighborhood. Development in the FR District is hindered by extreme topography, poor access and the availability of few or no public services. Therefore, the number of uses permitted in the FR District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the low-density residential and public open space uses.
