This is truly a one-of-a-kind, luxury estate in Douglas County! A rare and special offering that is nearly impossible to replicate anywhere, let alone in Eastern Kansas! 15 minutes SW of Lawrence, a mile off blacktop, with a private bridge on a dead-end road, sits a remarkable and sprawling 142 acres +/- with a custom home on top of a secluded hill overlooking a 12 acre private lake!! The home, at just over 5,000 sq ft of fully remodeled living space, is first class from top to bottom. 4 bedrooms, 3.5 bath, and a beautiful office. All high end finishes, a gorgeous open floor plan and master suite on the main level. A top end kitchen with all the finest in appliances, countertops, flooring, and cabinets, and the prep kitchen you dreamed of. Heated tile, original hardwood floors, and premium carpet in the bedrooms has you feeling comfort in every square foot of the home. Nicest outdoor living spaces I’ve seen with lighted, heated, and screened porches overlook the landscape, face the sunsets, and views of the private lake abound. 3 central fireplaces. Master suite on the main floor has a very spacious bathroom, large his and her closet, powder room, and walk-in access to the laundry room. The master suite also has its own screened and heated porch for quiet mornings and evenings to be enjoyed. The lake dam has been rebuilt in the last 10 years, and has been excavated and dredged in the last 5 years. Fully stocked with game fish, and has a network of silt ponds perfectly designed to ensure lasting health of the lake, protecting it for many years to come. Excellent access all around the lake and an incredible trail system with views of the countryside that will blow you away. The deer and turkey populations are thriving, and the outdoor recreational opportunities this place offers are genuinely endless. It would be nearly impossible for someone to duplicate this setting anywhere else, this property is truly 1 of 1.

AG-2
Transitional Agricultural District
The AG-2 Transitional Agricultural District will provide an appropriate zoning designation for low density development that retains the character of a rural area with limited residential development. This District is intended to accommodate low-density rural development in areas that are not well-suited for agriculture or development that has been designed to accommodate agricultural land uses in the area. For this reason, rezoning requests to this district will be evaluated on a case-by-case, site-by-site basis.
Due to the unique purpose and nature of this district it may not be provided in uniform areas, as is common with most zoning districts, but may be provided in very small areas located throughout the unincorporated portion of the county.; In addition, the AG-2 District is intended to accommodate lands which are currently located in the A Agricultural District but have inadequate parcel area for the AG-1 District e.g. land was divided into less than 20 acres, prior to the adoption of these regulations; The AG-2 District will allow the zoning maps to more clearly represent the current land uses in an area. The AG-1 District will include larger parcels with agricultural or open space land uses and the AG-2 District will include smaller parcels and land that has been divided for residential development. Agriculture remains a permitted and encouraged use in the AG-2 District.
