If you have been searching for Patuxent River Waterfront and want 12-16 feet of water with 417' feet of water frontage AND your own sandy beach, Wait no Longer! This piece of property is simply one of the best properties I have ever seen in Calvert County! Magnificent sunsets are yours every evening from the entire back of the house! Privately located at the end of a cul-de-sac in Huntingtown, you can even have a civilized commute to Washington DC from this pristine location. Two lifts on the pier support 8,000 lbs and 12,000 lbs and a floating dock for your jet skis. Suitable for sail boats too! Your views across the river are of a bucolic family farm in all it's glory. Walk down to your own private sand beach and go swimming off the pier. The house has been remodeled with lots of recent upgrades. The owners suite has a fabulous new walk in shower and separate tub all with perfect views of the River! A private balcony off the suite gives you the best views in the house to sit an relax the evening away with a glass of wine and majestic sunsets. All the bedrooms are extra large and a second owners suite is located at the other end of the hall from the newer addition. The first floor has fabulous views from the great room and the kitchen. You will love the sun room overlooking the pool and the River! There is a full bath off the sun room which makes it easy for those using the pool to have easy access. Unlike many waterfront properties, this one has almost 4 acres of privacy, no flood insurance requirements, a separate building which is perfect for office and screened porch with lots of storage underneath. There is also a shed down by the waters edge for boating accessories. Well planned out and lovingly updated this is a once in a lifetime opportunity to live full time on the water and still be able to commute to work from this Northern Calvert location. Other houses you have seen will become a distant memory when you find everything you have been longing for all in one property! Seller needs a days notice for appointments . Owner requests a current lender letter from potential purchasers to set up an appointment. Thank You
You can not find a better waterfront lot! REALLY! 3.78 acres with deep water of about 12' private and community pier. Private boat house and pool all of which can not be duplicated. Original house added onto with vaulted ceilings in family room , new master bedroom w/ balcony, huge sunroom overlooking the pool and more. Recent bulk heading redone. Two master suites. 1 hour to DC!

FFD
Farm And Forest District
The Farm and Forest District FFD allows limited development and encompasses existing agriculture and forested areas. It is predominantly located within Tier IV of the Growth Tier Map adopted April 25, 2017. The Sustainable Growth and Agricultural Preservation Act of 2012 describes Tier IV of the Growth Tier Map as areas not planned for sewerage service and with residential development limited to minor subdivisions. This district is intended to protect and preserve prime farming regions as well as unique or significant environmental features as identified by the presence of large contiguous forested areas, forest interior dwelling bird habitat, wildlife habitat, or environmentally sensitive areas. The clustering of subdivisions is mandatory on parcels 30 acres or greater in size, with an exception for new lots created that are at least 25 acres in size. When subdivisions are clustered a minimum of 80 percent of the subdivision is to be permanently preserved as open space. This district accommodates agritourism, ecotourism, and heritage tourism uses that promote the protection and preservation of agricultural, scenic, natural, and historic resources.
