Tranquil waterfront farm house (1704 sq ft) on St George Island boasts 5 acres including picturesque wetlands. Island Creek enters on the St Marys River at it's convergegnce with the Potomac River. From there it's about 10 miles by boat to Point Lookout and the mouth of the Chesapeake Bay. The property includes a 2-car detached garage (576 sq ft), paved driveway and a pet-friendly fenced yard. There's also a huge heated & cooled "Waterman's Shed" (800 sq feet) with a covered wrap-around porch (additional 672 sq feet), fire pit, picnic tables & large second parking area. OH WAIT---don't forget the T-shaped, 83-foot dock/pier and the resident osprey nesting box. Use the "Waterman's Shed" as a workshop, guest space, crab house, boat house, artist studio, or home office---you decide! The farm house has 3 bedrooms and 1 bath plus 2 porches and a fully-fenced yard. The 3 upstairs bedrooms all have beautiful hardwood floors and views of the water and/or wetlands. The waterman's shed has an additional full bath, space for a bedroom or office and a large living area with a wood stove, heat and AC. The covered wrap around porch on the waterman's shed is absolutely fantastic. It was designed to be easily upgraded to a screened porch. This property is a nature lover's delight. Watch the local wildlife from the many porches or just listen to the birds. Have your morning coffee with the local heron. Watch the nesting osprey raise, feed and fledge their young. Boat, fish or crab from your private dock/pier. Push your skiff around Island Creek and search for soft crabs. Put a couple of crap pots off the dock and enjoy some steamed crabs. Let guests collect periwinkles from the wetlands and see how long it takes for them to crawl back out of the jar. You won't be dreaming of your next vacation---you will be living the dream! Farm house has a recently-installed heat pump with oil backup system and central air. The waterman's shed has a wood stove as well as a through-the-wall heating/cooling unit. The heating and cooling costs for both are very reasonable. The water frontage is @400 feet. Listing agent has copies of the plat, building floor plans, utility bills and disclosures.

RPD
Rural Preservation District
The regulations of Rural Preservation Districts are intended to foster agricultural, forestry, mineral resource extraction, and aquacultural uses and protect the land base necessary to support these activities. Low density residential development in this type of district is permitted subject to performance standards that maintain the rural character of the district in recognition of the fact that a full range of public facilities is not provided or planned. The farmer has the right to farm without being restricted by neighboring residential areas. Restricted hours of operation for farm equipment, restricted odor-producing fertilizers, or mandatory noise reductions may not be imposed on farmers in an RPD zoning district. The general intent of the district is to encourage farming without undue burden on the landowner. In accordance with these intentions, the following provisions for the protection of agricultural uses will apply: (1) Any farm use of land is permitted. (2) Operation, at any time, of machinery used in farm production or the primary processing of agricultural products is permitted. (3) Normal agricultural activities and operations in accordance with good husbandry practices, which do not cause bodily injury or directly endanger human health, are permitted and preferred activities, including activities that may produce normal agriculture related noise and odors. (4) The sale of farm products produced on the farm where the sales are made is permitted.
