Sitting within the Howard County line, welcome to 15190 Frederick Road of Woodbine. This large rancher has 5 bedrooms, 3 full baths, 2 fireplaces (1 wood, 1 gas), attached and oversized 2 car garage (with gas heat and pull downstairs to attic space), and a fully finished basement (newly carpeted). The main level has 3 bedrooms and 2 full baths, an eat-in kitchen with breakfast bar and dining area. The living room is anchored with a wood burning fireplace (recently redone with warranty) and there’s also a family room on this level. The basement (with separate entrance) has wide-open space with a gas fireplace, in addition to 2 more bedrooms, a full bath and a large laundry room with great storage. This could easily be made into an “in-law suite”. There’s been several updates to include a new roof (lifetime warranty), siding, gutters, shutters, brick work, bath remodels, carpet, wood floor refinishing, exterior doors, windows, smart lock hardware, well & septic pump, French drain in field, exterior lighting, full house security & more! (See list in agent docs on listing) The lot is just over 2 acres which allows for great space for the additional detached garage/barn with loft, workshop, top loading door & electric. There’s also a 2-stall barn with 300 bale hay loft with steps, top loading door, & electric. In the same area there’s an electrical hook up for RVs. Off to the right side of the lot, there’s a large, newly fenced in section with 4-rail fencing with wire overlay that includes 2 large locking cattle gates. The owners have a green thumb! No doubt you saw the gorgeous banana trees at the beginning of the 1200 sq ft asphalt driveway (recently sealed) as you pull in. The owners also added large brick planters at the front of the house for year-round foliage and seasonal blooms. The 30 recently planted established trees (18 are arborvitae trees) run along the property as well as a creek, a small fishpond with picnic area with electric, pump, and LED lighting. On the back left side of the lot is even a grape arbor with thriving concord grapes! This property backs up to a private landscaping company which makes for an incredible backdrop! RC-DEO
Rural Conservation-Density Exchange Option Overlay District
The Rural Conservation District is established to conserve farmland and to encourage agricultural activities, thereby helping to ensure that commercial agriculture will continue as a long term land use and a viable economic activity within the County. The RC District is also established to preserve natural features and the rural landscape, while allowing low density, clustered residential development. Residential development is to be permitted only when it is located and designed to minimize its impact on agricultural land, farming operations, and sensitive environmental features; to create attractive rural developments; and to respect existing features of the rural landscape. The preferred land use in the RC District is agriculture. The District is intended to permit a range of uses related to agriculture, to encourage the preservation of large blocks of farmland, and to permanently protect from development the tracts of land which remain after permitted residential development has occurred. Residential lots in the district are likely to be adjacent or close to agricultural land. Residents of property within the RC District should be prepared to accept the impacts associated with normal farming practices; The DEO Overlay District is established to provide land owners in the RC and RR Districts with opportunity and incentive to preserve significant blocks of farmland in the rural area of the county. This district is also intended to encourage the clustering of residential development in areas where the development will not have an adverse impact on farm operations. To accomplish this, the DEO District allows residential density in the RC and RR Districts to be exchanged between parcels. Density exchanges in the District should result in large parcels being preserved in perpetuity, while residential development is directed toward parcels which are able to absorb the additional dwellings.
