Graycliff is a magical property that is difficult to describe in words. .. it needs to be seen. Graycliff, set on 20 acres, is approached by a long private & gated drive that delivers you to a home that is a hybrid of the best modern design & the sensibility of Frank Lloyd Wright's "Falling Water". The front facade of the home looks out at a vast tranquil pond. Italian Artisans outlined the natural pond setting with stone walls. Upon entering the home you are greeted by two 80 foot long entertaining galleries, specifically created for a major art collection as well as large galas for fundraisers. The brilliance of this design allows for public events without any intrusion into the private living quarters. The home, approximately 9,000 sq ft, is perfect for those whose lifestyle requires entertaining on a grand scale or those searching for a perfect family compound that is minutes from downtown Princeton and approximately 60 minutes from Manhattan. Property also includes in-ground swimming pool and tennis court.

EP-1
Environmental Protection 1 District
The Environmental Protection 1 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-1 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-1 designation is contrasted with the EP-2 district by being underlain with the Lockatong-Argillite geologic formation as depicted in the adopted Master Plan. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
