If a private studio (or two) is on your wish list, this Lawrence Twp. home with Princeton mailing address is for you. A newer wing with separate heat/AC, designed for an artist couple, has his and her studios and is oriented for optimal lighting conditions. Can't draw to save your soul? It would also make wonderful space for hobbyists, musicians, dancers, fitness fanatics or home office. And it opens to a lovely terrace. Recent renovations have also provided an impressive 24x19 kitchen/family room with 12' ceiling and more cabinets than you'd ever imagine and a door leading to a tree-shaded patio. The living and dining room overlook the lovely back yard. A wonderfully private master suite level boasts a 25-foot-long master bedroom, a second bedroom/nursery/study, full bath and laundry room. The rest of the space is flexible. With nearly 5000 square feet of living and anywhere from 4 to 6 bedrooms total, just determine your needs and there's sure to be a space for it! Outside, 2 acres of manicured lawn and mature plantings and a separately fenced free-form pool beckon to you. All this and less than 4 miles from the center of Princeton and 1.5 miles from Route 1 shopping. Owner is providing a 1-year Home Protection Warranty on this property. Ask for details. Lawrence properties have recently undergone a new assessment and, although the 2014 taxes have not yet been determined, the assessor has estimated that taxes on this property will be between $17,000 and $17,500,

EP-2
Environmental Protection 2 District
The Environmental Protection 2 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-2 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-2 designation is contrasted with the EP-1 district by being underlain with the Brunswick Shale or Stockton Sandstone geologic formations as depicted in the adopted Master Plan which yield slightly better water supplies. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
