With over $350k in improvements and a magical wooded setting of 3.85 acres, this spectacularly-appointed Lawrenceville home is an elegant refuge from hectic daily life - its every inch designed for relaxing, entertaining, or working from home with ease. Incredible light and enveloping warmth will make you feel as if you’re away on vacation, as do decorative delights like hardwood floors, skylights, bespoke molding, and French doors. Parties for many or evenings for few will happily gather in the coffered pub room with a granite bar and dual wine fridges, around the fireplaces in the living and family rooms, or flow into the eat-in kitchen, where new stainless steel appliances accompany a vaulted breakfast room. Step out to a tiered deck for coffee alongside sunrise, and survey the slice-of-heaven yard with a deep, woods-edged lawn and a sweet strawberry patch. Front and back stairs lead to 4 bedrooms, including the main suite, which is an absolute delight with 2 walk-in closets and an exquisitely renovated bath with radiant heat floors. Rounding out this floor is a vaulted bonus room, ready for movie night, a dream office, or teenaged hangout. Endless updates and extras include a new roof, furnace, most baths, and a peace-of-mind generator, plus a Princeton address within strolling distance to nature trails and Mercer Meadows! Seller is a licensed New Jersey Realtor.

EP-1
Environmental Protection 1 District
The Environmental Protection 1 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-1 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-1 designation is contrasted with the EP-2 district by being underlain with the Lockatong-Argillite geologic formation as depicted in the adopted Master Plan. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
