Set well back from the road and hidden behind a sweeping circular driveway, this charming Princeton area retreat offers exceptional privacy on 3.77 picturesque, partially wooded acres, ideally located just to the right of the exclusive TPC Jasna Polana Country Club ( former 220 acre estate of J. Seward Johnson) Blending timeless charm with meaningful modern upgrades, this 4/5bedroom, 3-bath residence delivers a seamless balance of character, comfort, and efficiency. Thoughtfully updated, the home features hardwood floors, two working fireplaces, a new roof (2023), fully owned energy-efficient solar panels (2023), and a state-of-the-art HVAC system (2024), providing long-term value and sustainability. Inside, a welcoming foyer opens to beautifully proportioned living and dining spaces, while the updated kitchen with top of the line appliances (Viking and Subzero) features an oversized granite center island. The second fireplace enhances the finished walk-out lower level, where a spacious recreation area with wet bar, home office or 5th bedroom and a two room full bath offers exceptional flexibility for entertaining, guests, or extended living. This bright daylight level opens directly to a covered slate patio and garden, creating a peaceful indoor-outdoor retreat surrounded by nature. The home offers well-sized bedrooms, including flexible options with a main-level primary suite, along with multiple gathering spaces designed for both everyday living and hosting. Tranquil views from nearly every room reinforce the sense of privacy and connection to the surrounding landscape. Perfectly positioned for access to some of the area’s most sought-after schools and institutions, the property is approximately 2.5 miles from The Hun School of Princeton, about 3 miles from The Lawrenceville School, roughly 3.7 miles from the Chapin School, and just 5 miles from Princeton University. Despite its serene, tucked-away setting, the home is also convenient to downtown Princeton, excellent dining and shopping as well as major commuting routes, and train access to New York City. A truly special offering combining location, land, and lifestyle.

Hidden from view on 3.77 sun-dappled acres is a positively enchanting home brimming with design details and “get-away-from-it-all” spaces that are anything but cookie-cutter. The foyer is wide and welcoming with views into the living and dining rooms. While these pretty spaces will surely see daily use, features like arched built-ins and wainscoting add a dose of formality. French doors provide optional separation to a charming screened porch and a family room with coffered ceiling and treetop views. Brands like Viking and Sub Zero are signs that no corners were cut when reworking the kitchen into the highly functional space it is today. The main bedroom, served by a creamy marble bath and 2 walk-in closets, is sequestered at one end of the main floor, with 3 more bedrooms, a huge cedar closet and an onyx tiled bath upstairs. In keeping with the cottage vibe, the attached garage is hidden around back beside a loggia and brick patio overlooking the woods. Slip inside to the rec room to grab refreshments from the bar or warm up beside the stone fireplace. A full bath, study and storage further the lower level’s usability.

EP-1
Environmental Protection 1 District
The Environmental Protection 1 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-1 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-1 designation is contrasted with the EP-2 district by being underlain with the Lockatong-Argillite geologic formation as depicted in the adopted Master Plan. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
