Drive along the daffodil lined drive way to this classic colonial. Nestled in three acres of trees and landscaping, this colonial is an inviting home, a bucolic retreat but only minutes from Princeton and Lawrenceville. Charm abounds as you enter the home. The gracious foyer welcomes you in and entices you to wander further. The living room has a formal air with fireplace, dentil detail molding and French doors to a sun room. The library is home to a second fireplace on the first floor, built ins and wet bar. The elegant dining room has a French door to the sun room which leads to the deck that stretches across the rear of the home. The kitchen has been updated with cherry custom cabinetry. The island provides more work space and is topped with granite. Enjoy the views of the back yard whilst channeling your inner chef! The breakfast area also makes the most of the views with a bay window, access to laundry and steps down to the family room. The family room is dramatic with a double height wall of windows and window seat, and loft area. This leads to another sun room and access to mud room and garage. To complete the first floor there is a bedroom with its own bath. The second floor master has a retreat like feel with fire place and access to a balcony via a French door. Imagine having morning coffee, watching the wildlife. The bedroom also has a walk in closet and full bath. The second bedroom has its own bath with shower stall. The other two bedrooms share the hall bath. The basement is finished with a half bath and walk out access as well as unfinished areas for storage. The two car garage is attached. The garden has mature plantings and provide delight throughout the seasons. The in ground gunite pool has a stone surround and a patio to relax on. There is also a two stall horse barn with electricity and water. The house has hardwood floors throughout and molding in many of the rooms. A new septic was installed in 2017 and new well pump too. HVAC was replaced in 2016. A great house to make your new home! Tax assessment has been lowered for 2018 and 2019. Total value is now $723200 for 2018 and for 2019 $573500.

EP-1
Environmental Protection 1 District
The Environmental Protection 1 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-1 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-1 designation is contrasted with the EP-2 district by being underlain with the Lockatong-Argillite geologic formation as depicted in the adopted Master Plan. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
