Create your own happy place in a truly beautiful setting! This cute ranch is ready to adapt to your vision, all at once or over time. A large picture window in the living room perfectly frames preserved land and unforgettable sunset views, while morning light fills the kitchen and dining room with a warm, cheerful glow. The layout includes a fireplace, a cozy den and two corner bedrooms, offering plenty of options for reimagining the space. A practical mudroom opens to generous driveway parking. Spanning nearly an acre, the property is dotted with blooming magnolia and redbud trees, with privacy surrounding the backyard. With a Princeton address and close proximity to Terhune Orchards and the Lawrence-Hopewell Trail, the location is as appealing as the natural views. Important updates include a new roof and a stacked washer/dryer replaced in 2023, as well as a 2019 A/C upgrade. While the home is being sold as-is and a new septic system is needed, this is a rare chance to renovate while living in place and enjoying all that the surrounding area has to offer

EP-1
Environmental Protection 1 District
The Environmental Protection 1 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-1 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-1 designation is contrasted with the EP-2 district by being underlain with the Lockatong-Argillite geologic formation as depicted in the adopted Master Plan. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
