Located in Lawrence Twp, nestled back from the road on 5.6 acres in a park-like setting with a Princeton mailing address, you will find this 3 bedroom, 2 1/2 bathroom ranch. This home features a formal living room with a full Tennessee marble stone wall, wood-burning fireplace accented nicely by the granite hearth. Nicely appointed dining room with a new picture window. The family room features your second full brick wall, wood-burning fireplace. Make your way into the breakfast and kitchen area, you will find the new hardwood floors run throughout this open floor plan. The kitchen boasts plenty of storage with the wood cabinets all around articulated well by the stainless steel appliances. The master, which is complete with a full 3 piece bath, presents well with the hardwood floors and plenty of natural light. The 2 other bedrooms share a full hall bath. A full basement, 2-car garage, an office and large, outdoor shed offer more than ample storage space. A lot of newer Pella windows are highlighted. This delightful home would be ideal for a home business location, a contractor looking for vehicle space, or even a nature lover. Great location to NYC and PHL trains and major roadways. Minutes to downtown Princeton, Hopewell & Lawrenceville.

EP-1
Environmental Protection 1 District
The Environmental Protection 1 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-1 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-1 designation is contrasted with the EP-2 district by being underlain with the Lockatong-Argillite geologic formation as depicted in the adopted Master Plan. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
