A rare buildable lot tucked into one of Queens' most under-the-radar waterfront pockets. 99-68 Rau Court sits in Hamilton Beach, the small, tight-knit waterfront stretch on the eastern edge of Howard Beach. It's the kind of block most New Yorkers don't know exists. Quiet dead-end streets, Jamaica Bay a few minutes away, and neighbors who've been here for generations. The lot fronts Rau Court near Davenport, with the Hawtree Basin and bridge just down the road. The parcel measures 45' x 106.26' for a total of 4,781 square feet. Zoning is R3A and the lot supports a 1 or 2-family detached residence with a maximum floor area of approximately 3,586 square feet, with additional area potentially available through standard zoning deductions. Height is capped at 35 feet. Buyer to verify all zoning, buildable area, and development potential with their own architect. Block 14231, Lot 88. Whether you're a builder looking for your next spec or an end-user designing your own home, the dimensions and zoning give you real room to work. Taxes run roughly 2,162 annually on the current vacant assessment. You're a short ride to Howard Beach proper for restaurants and shopping, minutes from the Belt Parkway, and about minutes to JFK. The A train at Howard Beach-JFK gets you into Manhattan. Cross Bay Boulevard, the boardwalk areas of Rockaway, and the bay itself are all right here. Vacant land this close to the water, in a livable neighborhood with this kind of bones, doesn't come up often.
Hamilton Beach, located between Jamaica Bay and the Belt Parkway, is a waterfront and residential New York neighborhood with low-slung bungalows and broad bay views. The neighborhood’s character concentrates along 104th Street near Avenue D, where corner delis, marinas, and bayside hangouts set a salt-air, small-block rhythm. Streets read like a coastal village, with raised porches, boat slips, and tidy yards facing the water. The shoreline frames daily life, from sunrise over the bay to planes tracing the sky from nearby JFK. Local staples such as Lenny’s Clam Bar, the Jamaica Bay Riding Academy, and the Jamaica Bay Wildlife Refuge anchor the area’s identity.

R3A
CR-2
Low-Density Non-Contextual Residence District
Characteristic of many of the city's older neighborhoods, R3A contextual districts feature modest single- and two-family detached residences on zoning lots as narrow as 25 ft in width. Parts of College Point and Whitestone in Queens, City Island in the Bronx and Port Richmond in Staten Island are typical R3A neighborhoods. The amount of required open space on residential lots in R3A districts is governed by yard requirements. New detached homes must have two side yards totaling at least 8 ft, but there is no minimum width requirement for either one. R3A districts also permit zero lot line buildings which are set along a side lot line and have 1 side yard at least 8 ft wide. The front yard of a new home must be at least 10 ft deep and, to promote a unified streetscape, it must be as deep as an adjacent front yard but need not exceed a depth of 20 ft. The maximum floor area ratio (FAR) of 0.5 may be increased up to 20 percent by an attic allowance for the inclusion of space beneath a pitched roof. The perimeter wall may rise to 21 ft before sloping or being set back to a maximum building height of 35 ft. Parking is in the side or rear yard but an in-house garage is allowed if the lot is 35 ft or wider, provided the driveway is at least 18 ft deep. One off-street parking space is required for each dwelling unit.
