This home in idyllic Jamaica Estates is truly a one-of-a-kind gem. Custom designed and built by the owners in 1960, the house has only ever been occupied by one family. There is nothing else like it in Queens, and this is the first time this home has ever been on the market! The spacious layout is over 2000 square feet, spread across one split-level; the house nestles among luscious Japanese-inspired gardens on a 10,000+ square foot lot. Marrying mid-century modern architecture and Japanese design cues, the home features central AC, forced air heating, hardwood floors and natural materials throughout, and is centered around a lovely fireplace serving as the focal point of the home, and an open layout that flows naturally from kitchen to dining to living space, yet retains enough separation to make each area distinct. This is a home where you will love entertaining and where friends and family will want to congregate! Amazing design touches throughout were thoughtfully integrated to marry form and function, making the house cozy, inviting, and aesthetically pleasing all at the same time. The thoughtful design also brings together the outdoors and the indoors at the back of the house with floor-to-ceiling windows that showcase the zen-like peace and beauty of the outdoors in every season. The living quarters have good separation from the main space and feature 3 bedrooms, 2 bathrooms, and an enormous art studio spanning the width of the house, which could be easily converted to a huge master suite or other uses. Tons of storage, a garage, and a full basement - framed out and ready to be finished according to your vision - round out the interior features of the home. This home is in original condition and is ideal for a lover of design who appreciates the truly special character of this house and would relish updating and refreshing it to modern standards. Quiet and peaceful Jamaica Estates is situated in a pocket between Grand Central Parkway and Hillside Avenue, and homes here are in close proximity to the E and F lines, as well as shops and additional bus lines along Hillside Avenue. Schools, Captain Tilly Park, St. John's University, and Cunningham Park are all nearby. Come see this home yourself to understand just how special it is!, Additional information: Appearance:Average

R1-2
Low-Density Non-Contextual Residence District
R1 districts are leafy, low-density neighborhoods of large, single-family detached homes on spacious lots. Resembling many suburbs, these districts are mapped in a few areas of the city, such as Todt Hill (R1-1) in Staten Island, Jamaica Estates (R1-2) in Queens, and Fieldston (R1-2) in the Bronx. R1-2A is mapped in Forest Hills in Queens.; There are three R1 districts. Although new homes in R1-1 districts must be on larger and wider lots than homes in R1-2 and R1-2A districts, generous yard requirements and high open space ratio (OSR) or lot coverage regulations preserve the open space that characterizes all R1 districts. The floor area ratio (FAR) of 0.5 and the sizeable required lot area tend to produce big, roomy houses. The maximum height of buildings in R1-1 and R1-2 districts is not fixed but is governed by a sky exposure plane;; contextual regulations in R1-2A districts produce buildings that maintain neighborhood scale and character with a maximum perimeter wall of 25 feet, a maximum building height of 35 feet and a front yard as deep as a neighboring yard. Auto ownership rates are high and, as in other lower-density districts which are often distant from mass transit, one off-street parking space is required for each dwelling unit.
