Forest Hills Ward, located between Flushing Meadows–Corona Park and Rego Park, is a residential and commercial New York neighborhood with Tudor-style streetscapes and a rail-linked town center. The neighborhood’s character concentrates around Austin Street and Continental Avenue, where sidewalk cafes, indie boutiques, and old-guard bakeries line the blocks. Forest Hills Stadium anchors the calendar with live shows in a garden-like setting, while the historic Forest Hills Inn and the Forest Hills Station clock tower set a classic Queens tone. Brick co-ops and detached homes share leafy blocks that shift quickly into busier retail corridors. Trails and lawns at nearby Flushing Meadows–Corona Park add open-air breathing room. Subways and the LIRR keep the pace connected without changing the calm, residential feel.

R7-1
General Residence District
R7 districts are medium-density apartment house districts mapped in much of the Bronx as well as the Upper West Side in Manhattan and Brighton Beach in Brooklyn. The height factor regulations for R7 districts encourage lower apartment buildings on smaller zoning lots and, on larger lots, taller buildings with less lot coverage. As an alternative, developers may choose the optional Quality Housing regulations to build lower buildings with greater lot coverage. Regulations for residential development in R7-1 and R7-2 districts are essentially the same except that R7-2 districts, which are mapped primarily in upper Manhattan, have lower parking requirements.
