Extensively upgraded two-family detached house in the heart of New Dorp! Situated on an oversized 41' x 127' lot, this move-in ready property features a desirable 6/6 layout with separate entrances for each unit. Both units offer 3 bedrooms, 1 full bathroom, spacious living and dining areas, and eat-in kitchens. Geo Data is incorrect, the first-floor measures approximately 25' x 38' and the second floor approximately 25' x 44', total living space is 2,050 sqft. The full finished basement features a separate side entrance and a 3/4 bathroom. Both kitchens and both bathrooms have been fully renovated with custom cabinetry, quartz countertops, and modern finishes. New flooring has been installed throughout the first and second floors. Major mechanical updates include updated HVAC systems, newer hot water heaters, Andersen windows, upgraded electrical fixtures, GE appliances, and numerous additional improvements throughout the home. The entire second floor was added in 2007 along with a new roof, providing expanded living space and long-term value. The exterior has been extensively improved as well, featuring brand-new Cambridge pavers in the front yard, side yard, and backyard patio, new sod throughout the property, newly repointed brickwork, freshly painted stucco, a newly constructed concrete retaining wall along the driveway, and new PVC fencing. This income-producing property is equipped with 3 electric meters and 2 gas meters and is located in a non-flood zone, with no flood insurance required. Meticulously maintained and truly turnkey, it is ideal for owner-occupants seeking rental income or investors looking for a move-in ready asset. Conveniently located near The Boulevard shopping center, parks, athletic fields, beaches, schools, restaurants, and public transportation, including local and express buses as well as the Staten Island Railway.
New Dorp Beach, located between Great Kills Park and Midland Beach, is a coastal and residential New York neighborhood with a broad sandy shoreline and low-rise streetscapes. The neighborhood’s character concentrates around the Father Capodanno Boulevard and New Dorp Lane corridor, where beach traffic, corner delis, and small storefronts set a salt-air, lived-in pace. Cedar Grove Beach Club and the Staten Island Boardwalk act as local anchors for shoreline routines and long walks. Housing reads as detached and semi-detached homes with porches, driveways, and tidy yards, alongside pockets of newer infill. The geography stays front-and-center, with dunes, open sky, and wide views shaping daily rhythms. Parks and waterfront paths keep the tone outdoorsy without feeling remote.

R3-1
Low-Density Non-Contextual Residence District
R3-1 Non-contextual districts are the lowest density districts that allow semi-detached one- and two-family residences, as well as detached homes. R3-1 districts generally follow existing patterns of development in the Bronx, Queens, Staten Island and south Brooklyn.; In R3-1 districts, the minimum lot width for detached houses is 40 feet; semi-detached buildings must be on zoning lots that are at least 18 feet wide. For both detached and semi-detached houses, the maximum lot coverage is 35. percent and the 0.5 floor area ratio (FAR) may be increased by an attic allowance of up to 20 percent for the inclusion of space beneath a pitched roof. The perimeter wall may rise to 21 feet before sloping or being set back to a maximum building height of 35 feet. The front yard must be at least 15 feet deep. Two side yards with a minimum combined width of 13 feet are required for a detached residence; one eight foot side yard is required for each semi-detached residence. All parking must be located in the side or rear yard or in the garage. An in-house garage is permitted in a semi-detached house, or in a detached house if the lot is 40 feet or wider. One off-street parking space is required for each dwelling unit.
