Flanders Hl, Windsor, NY 13865

Looking for a large acreage property with room to roam and a little bit of everything for the outdoorsman? This 554.92± acre property is what you've been waiting for! With 2,600 feet of frontage on maintained Flanders Hill Road and power available at the road, there's a building site right off Flanders Hill Road that's ready for your new home or hunting camp. From the road, a ¾-mile interior truck road leads you into the heart of the property, and a network of ATV trails branches off to take you to all corners of this big piece. The land is a true mix of peaks and valleys, with streams, drainages and side hill banks, ranging from 1,200 feet up to 1,900 feet of elevation. At the center of the property, the mountain tops out at an apex of 1,933 feet, where you'll be rewarded with an excellent view to the east down the Route 17 corridor. The forest is a mix of hardwoods including maple, cherry, ash, oak and beech, with scattered stands of hemlock and white pine providing thermal cover through the winter. The last harvest was approximately 10 years ago, and it created excellent cover and new growth for wildlife, while leaving merchantable timber on the property today. If managed sustainably, the timber could be harvested every 10–15 years to generate revenue and help offset property taxes. Two 20-acre clear cuts harvested over 20 years ago are now flourishing young stands, and together with the small areas of younger timber and brush they provide the thick bedding cover and browse that deer and grouse love. Game trails run throughout the property, and there was deer, bear, turkey and partridge sign everywhere, along with many species of songbirds. The oak and beech provide a great mast crop to keep the game around all fall. The property also includes small areas on the north side of Route 17 and on the south side of Flanders Hill Road. The south side holds a 5-acre beaver pond and flow that is perfect for waterfowl hunting, and a beautiful stream runs along Route 17. Whether you're a deer hunter, bear hunter, duck hunter or just love to explore, this property truly has it all! Just a couple minutes from the highway the commute becomes a breeze.
