Rarely does such a charming home come on the market in such a wonderful location! This well loved c. 1881, 4 Bedroom, 2.1 Bath home was built to exquisite perfection. The current owners have lovingly restored the home to its original grandeur with meticulous exterior painting, new period-correct Marvin windows, stunning newer Kitchen, new soaring Family Room with fireplace, newer luxurious Baths and more. Among the many beautiful details, the owner-artist painted a mural depicting the surrounding countryside and Unionville Village on the walls of the Dining Room. Nestled among this country scene, this is the biggest 1.2 acre property you will ever see. Perfectly balanced with everything you would demand on a larger farm but on a very manageable scale. Your horses will love the ample paddocks and four stall Barn with a Wash Stall and grain/tack room. You will love the oversize two car Garage featuring a stunning In-law Apartment/Guest Suite/Office above, complete with full Bath and Kitchenette. Convenient to some of the most desirable riding in the Cheshire Hunt Country, you can literally walk off the farm and go for hours in pristine countryside. Vince Dugan's riding facility, the Walker Polo field and Cheshire's Saturday country Byrd Road meet are all within a two minute hack. This property is in the heart of horse-country, but convenient to the New Bolton Center, commuting routes and located in award-winning Unionville-Chadds Ford Schools.

AP
Agricultural Preservation District
In addition to the general goals listed in the Purposes and Community Development Objectives section 103 of this Ordinance, the purposes of this Section are: To encourage and promote continued agricultural, open space, and conservation uses in the AP zoning district, while also permitting low density residential development as would be compatible with the existing rural character of the area and agricultural uses.; To recognize agriculture as a productive land use and as an ongoing and viable component of the economy of the township and Chester County and to provide suitable areas for such uses. To preserve prime agricultural soils that are currently in agricultural uses and to preserve natural resources, including Woodlands, Wetlands, and Floodplains, that are least appropriate for development.; To prevent adverse effects resulting from the encroachment and mixing of residential and other incompatible development with agricultural uses.; Accordingly, the district incorporates a density standard which, among other things: Provides for agricultural and low-density Dwelling uses; and; Facilitates the conservation of agricultural areas, Woodlands, Wetlands and Floodplains, surface and underground water supplies, and wildlife habitats, and the control of soil erosion due to surface water flooding.; In the AP Agricultural Preservation District, all provisions of this Article shall apply.
