Welcome to 1001 Eagle Road in Upper Makefield. This charming home built in 1919 has been tastefully upgraded with many improvements and additions by the current owners since 2014. A transformation! Here are a few improvements and additions: new garage addition, new breezeway addition, new deck addition around 2015. The kitchen with radiant heat floors has granite counters, new cabinetry, a gas cook top and a new stainless double wall oven. The granite island can seat four. The kitchen flows nicely into the dining room. New bathrooms with radiant heat circa 2022. There are two bedrooms on the first floor each with a private entrance off the patio and a shared full bath. These could work as an office or den as well. Upstairs you’ll find three more bedrooms and a new bath with double sinks and Carrera marble. In addition, the new shingle roof on the main house and new standing seam metal roof on the garage and heat pump were done in 2018. The back of the 1.17 acres overlooks lush hillside with a sweet greenhouse, separate fire pit surrounded by a large circular blue stone decking with seating for many and a sauna to enjoy your evening. Professional photos are here!; ; ; ; ; ;

This is an Estate sale and has no Seller's Disclosure. This home needs work and is being Sold "As Is". The strength of the home is in a large first floor LR and the great Upper Makefield Township Lot of over an acre (1.17 ac). In the Council Rock North HS zone, this early 20th Century home has surprisingly high first floor ceilings. It has a brand new permitted septic system!! We are calling a room on the main level a first floor bedroom because it is adjacent to a full first floor bath. All carpets have been removed. There is a basement that is not likely finished space. The home is vacant. Broken down shed/garage on the property.

Conservation Management District
The Conservation Management District consists of valuable natural resources such as woodlands, agricultural soils, floodplains, wetlands, aquifer recharge areas, and areas of steep slopes. The Conservation Management District is dependent on groundwater as the primary water source. Agriculture is a significant and an important use of land in the Conservation Management District. For these reasons, uses are permitted in both type and intensity which provide the maximum opportunities for open space in order to protect the natural resources and encourage the continuation of farming activities. Single-family detached, single-family detached cluster, and performance subdivisions are permitted, provided sewage disposal methods shall replenish the water table in accordance with the wastewater policies of the Joint Municipal Comprehensive Plan and the Sewage Facilities Plan Act 537 of the participating municipality where building or development is proposed. The use and ownership of open space within residential developments shall be designed to achieve the purposes noted above and to be compatible with other uses in the Conservation Management District.
