"Green Lane" isn't your typical Bucks County Farmhouse. It has been a labor of love for its owners to update this home to its current beauty. The land was part of the farm owned by the Hillborns of Newtown in the 1700's. With 4 bedrooms and 3.5 baths, you're not lacking the modern conveniences. The kitchen features custom cabinetry with distressed finish, slate-look tile floor and beautiful cherry butcher block countertops. An island hosts the cooktop and seating for three. Storage is not a problem with a wall of cabinets at the entrance to the kitchen serving as a mudroom. The powder room off the mud room is convenient for use during those summer months especially after gardening or enjoying the in-ground pool. The breakfast room is currently used as a sitting room off the kitchen. Antique hardware, beaded wood trim and pine floors have been preserved and replacement hardware is consistent with the home's original era and style. The front entrance off the inviting porch brings you into the traditional great room that farm homes are known for with living and dining spaces open to each other. Two fireplaces bookend the room, both featuring tile from Founding Fr Robert Morris's home. French doors lead to the spacious cedar deck and brick and bluestone patio surrounding the in ground pool. Built-ins offer plenty of space for display and additional storage. Off the great room is a flexible space with another fireplace and full bath, currently used as a library, but designed as a first floor bedroom with more built-ins and two closets. The second level is reached via two sets of stairs on either side of the house showcasing three more bedrooms, two more full baths and a sitting room. Huge walk-up attic has plenty of storage. Your outbuildings include an over-sized three car detached garage with wood stove, adorable potting shed with electric, wood shed and an additional attached shed. Enjoy pleasant afternoons on a small creek side deck and evenings by the fire pit. Specimen plantings and trees are found throughout the landscape and accent the fieldstone walkways. Exterior updates include window replacements as well as metal and cedar roofs. Furnace replaced in 2016 (3 zones), central air (2 zones). Two parcels are included totaling 3.24 acres. Excellent location in Council Rock School District and easy access to 95.

The Conservation Management District is dependent on groundwater as the primary water source. Agriculture is a significant and an important use of land in the Conservation Management District. For these reasons, uses are permitted in both type and intensity which provide the maximum opportunities for open space in order to protect the natural resources and encourage the continuation of farming activities. Single-family detached, single-family detached cluster, and performance subdivisions are permitted, provided sewage disposal methods shall replenish the water table in accordance with the wastewater policies of the Joint Municipal Comprehensive Plan and the Sewage Facilities Plan Act 537 of the participating municipality where building or development is proposed. The use and ownership of open space within residential developments shall be designed to achieve the purposes noted above and to be compatible with other uses in the Conservation Management District.
