Welcome home to 22 Hendricks Road! This beautiful custom-built home has 4 beds, 3 full baths, 2,295 sq ft, that’s on a lot just shy of 2 acres, has been meticulously maintained and is located in the esteemed Perkiomen Valley School District. This property has only ever had one owner, features an in-law suite, and 2-car detached garage. There are a ton of intangibles, making it must-see. This home was built by a small custom Amish builder and is built on a “Superior wall” foundation, contains no OSB and no fabricated floor joists, it is all real timber. The Septic system was just inspected with a clean bill of health, per Lower Fredrick regulations and the report is available. As you walk in the front door, you’re greeted by the generous-size living room, sporting an impressive two-story fieldstone fireplace with wood-stove insert. Head into the oversized eat-in kitchen that has a beautiful tile floor, island, and plenty of space to entertain. And right off the kitchen is a slider that leads out to your oversized Trex deck and covered porch, offering great views of your yard and wooded lot. Just off the kitchen is the first-floor laundry room with brand-new washer & dryer. This home has a unique in-law suite on the first floor with a living room, kitchenette, bedroom, private ensuite bath, and access to the back deck through its own slider. Go to the top of the stairs and walk into your large primary bedroom with his-and-her closets, a newly updated primary ensuite with beautiful tile and glass-door shower. Down the hall you have two other sizable bedrooms and the updated full hall bath. Downstairs in the partially finished basement there’s nice little family room. Walk on through and into your huge storage area, which was used as a large workshop. This space could be reimagined for a secondary living space with roughed in plumbing, you could put a full bath in very easily. This home has impressive mechanicals, featuring two heaters-One for the basement and one for the rest of the house. There are three electrical service panels-One each for the basement, house, and the detached garage. The home is also equipped with a transfer box for a portable generator, which you can plug in right outside. Head on over to your spacious two-car garage with a large loft upstairs, which could be converted into an office, man cave, band rehearsal space or just about anything else your imagination can cook up. Close by is Spring Mountain Ski Resort, A’Dello Winery, Green Lane Park, Deep Creek Park, the Perkiomen Trail and Cuddy Park, complete with dog runs. You'll also find the quaint town of Skippack nearby, as well as major shopping chains just a quick drive away, as well as Harleysville, Limerick, and Collegeville. Conveniently located near commuter Routes 29, Rt 63, Rt 113, Rt 73, and with the PA Turnpike-Lansdale Interchange, you’re just 30 minutes from King of Prussia. Come and see this unique property for yourself before it’s gone!

R-1
Rural Residential District
In expansion of the declaration of legislative intent and statement of community development objectives found in Article I of this chapter, the primary purpose of the R-1 Rural Residential District is to preserve open land, sensitive natural areas, and rural community character that would be lost under conventional development. In addition, the intent of this district is to permit a reasonable amount of residential development in the form of small, compact neighborhoods of single-family detached homes in an open space setting, located and designed to reduce the perceived intensity of development, preserve natural features and farmland, and provide privacy and neighborhood identity. Specific objectives are as follows: To provide for a variety of lotting opportunities consistent with the primary purpose of this district; To preserve open land, including those areas containing unique and sensitive natural features such as woodlands, steep slopes, streams, floodplain and wetlands, by setting them aside from development; To preserve scenic views and elements of the Township's rural character, and to minimize perceived density, by minimizing views of new development from existing roads; To provide greater design flexibility and efficiency in the siting of services and infrastructure, including the opportunity to reduce length of roads, utility runs, and the amount of paving required for residential development; To create compact neighborhoods with direct visual access to preserved open land, with amenities in the form of neighborhood open space, and with a strong neighborhood identity; To implement the goals of the Township's Comprehensive Plan and open space/recreation plan; To reduce erosion and sedimentation by the retention of existing vegetation, and the minimization of development on steep slopes; To create new woodlands through natural succession and reforestation where appropriate, and to encourage the preservation and improvement of habitat for various forms of wildlife; To preserve areas of the Township with productive agricultural soils for continued or future agricultural use, by preserving blocks of land large enough to allow for efficient farm operations; To provide for the preservation and maintenance of open land within the Township to achieve the above-mentioned goals and for active or passive recreational use by residents; To provide standards for preservation of open land and neighborhood lotting to be used in this district.
