Country and coastal living all in one at this wonderful 4 bedroom, 2 1/2 bath Colonial in the coveted Green Hill section of South Kingstown. Built in 1985 by the current owners, it's been meticulously maintained and enjoyed ever since. This 5+ acre property just off Matunuck School House Road is bounded by the Trustom Pond Wildlife Preserve, as well as by 26 acres of common land so the owners made every effort to fit their new home to its rural surroundings. The home was designed by House Planners, Inc. Washington County Builders were the general contractor. You can see the wildlife that share this property with the owners from every window in this 2,582 sq. /ft. residence. The master bathroom is new. The home was designed so each room can be closed off separately from the rest of the house. The aroma of salt air and the sounds of the ocean can be enjoyed from the recently replaced sundeck. There is an integral garage for 2 cars, and a passive solar sun room off the handsome family room. This property is part of the Land and Sea Beach Association. There is a deeded parking space for two cars at the association club house 1.7 miles away on Green Hill Ocean Road which looks out over stunning views of the ocean and Block Island.

Rural Very Low Density District
This district allows a residential density of up to 0.2 dwellings per acre. The minimum lot size for single-household detached dwellings is 200,000 sq ft. The primary purpose of this district is to provide protection to sensitive environmental resources, such as groundwater reservoirs and recharge areas, immediately adjacent thereto; and coastal pond watersheds. It provides a residential density low enough to discourage the conversion of open lands and farmlands to more intensive use, while still allowing reasonable economic use of the land. It also includes privately-owned open spaces, freshwater wetlands, coastal features such as beaches and salt marshes, and farmlands. Public water service may be provided, but public sewers are discouraged in favor of waste water management districts and water conservation practices. This district also includes open space, conservation lands and land unsuitable for development. Portions of this district are within the High Flood Danger HFD Overlay District.
