Estate Auction - 44.5 ACRES WITH CABIN, LAKE & WMA FRONTAGE! Calling all hunters, fishermen, horseback riders, hikers and outdoor enthusiasts! This unique 44.5-acre property offers an exceptional combination of recreational land, water, wildlife, trails, cabin and location. Approximately 1,248' of Hwy 50 frontage and 1,600'+ of S. Smithfield Road frontage create a distinctive “tomahawk-shaped” corner tract with multiple access points and potential for future subdivision. Located approximately 10 miles from I-40 Exit 148 and only 7 miles from Hwy 100 in Centerville. The outdoor amenities are the real attraction! A scenic approximately 1-acre lake sits just below the cabin and features a dock, seating and fountain, with plenty of fish for hours of fun. Established trails wind throughout the property, providing opportunities for hiking, horseback riding, ATV riding, wildlife watching and exploring. A truly special feature is the property's 2,109' common boundary with the MTSU Wildlife Management Area, an approximately 800-acre TWRA-owned and managed wildlife area open for hunting, hiking and general outdoor recreation. Imagine having access to this expansive natural setting immediately adjoining your own property! The 641 SF cabin, built in 2000, provides a comfortable basecamp for weekends, hunting trips, fishing adventures or simply escaping the everyday routine. Enjoy the deck, watch wildlife, fish the lake and take in the stars from your own private retreat. Access is exceptional with three gated entrances from S. Smithfield Road plus a separate drive entrance from Hwy 50.
