City water and MLEC electric service lines cross the property, providing a strong foundation for development and saving you time and expense. The land features rolling, wooded hills that create multiple elevated homesites - perfect for capturing peaceful views and privacy. Whether you’re envisioning a private estate, family compound, or exploring the potential for multiple homes, this property delivers options that are increasingly hard to find. Conveniently located just off Columbia Avenue and minutes from Tennessee State Route 50, you’ll enjoy easy access while still embracing the quiet charm of the countryside. Recently subdivided from the larger, original tract - this is your chance to secure a versatile and valuable piece of Hickman County real estate at a good price (less than $8800 per acre). Properties with this combination of utilities, access, and development potential are in high demand - don’t miss it! The boundary lines are still freshly marked and flagged from the survey work completed recently.

A-1
Agriculture-Forestry District
This district is intended to preserve space for agricultural and forestry uses which together comprise an important segment of the economy of Hickman County. Areas assigned to the A-1 District are primarily areas where growth of an urban or nonrural nature is deemed undesirable for one or more of the reasons outlined above.
