This incredible farm has it all — breathtaking terrain, extensive trail systems, and endless possibilities. Nearly the entire property can be explored by side-by-side using established paths that wind through the land. Scattered throughout are several old barns and historic structures full of character and charm. The property features a beautiful creek with multiple access points, open hay fields, numerous potential building sites, electric service extending to the back of the property, water available at the road, and four natural springs. A survey was completed in 2023 for added peace of mind. Whether you’re looking to build a private retreat, create a family compound, establish a hunting lodge, or invest in productive farmland with approximately 15 acres currently suitable for hay production, this property offers unlimited potential. Conveniently located just 20 minutes from Columbia and Centerville, and only a short drive to the scenic Duck River, this is a rare opportunity to own a truly special piece of Tennessee countryside. A-1
Agriculture-Forestry District
This district is intended to preserve space for agricultural and forestry uses which together comprise an important segment of the economy of Hickman County. The primary intent of the A-1 District is to minimize conflicts between agricultural and forestry activities and various non-agricultural activities; to permit lands bestsuited for intense agricultural uses to be preserved for these suited purposes; and to prevent lands unsuitable for development of an urban or nonrural nature, due to topographic problems, location, or the inability to provide necessary urban services, from being encroached upon by these incompatible land uses. Areas assigned to the A-1 District are primarily areas where growth of an urban or nonrural nature is deemed undesirable for one or more of the reasons outlined above.
