About this home
1092sqft home, three outbuildings, & two barns on 56.22 surveyed acres across two tracts (10 & 12 of attached plat), offering a mix of wooded hillsides, open fields, and private Tennessee countryside. You’ll find two barns, three outbuildings, a spring, chicken coop, greenhouse, fenced areas, and a garden spot - plenty of room to farm, raise animals, or simply enjoy the land. With both wooded and cleared areas, this acreage sets up perfectly for a working farm, a recreational retreat, or a hunter’s paradise - deer, turkey, and wildlife abound. This would make your ideal hunting camp. The setting is quiet and private, yet still convenient: 6 miles to Defeated Creek Marina, 12 miles to Carthage, and 15 miles to Lafayette. Access is by a deeded easement driveway, but both tracts also offer road frontage for future flexibility. Selling "As Is." The property is currently used as a primary residence, but the home will need repairs. Annual propane lease was paid in April. Water supply currently comes from a spring, complete with a pump house, but utility district water is also available if the new owners so choose. Current owners have lived on the property for 22 years, and the spring has never ran dry. Showings are by appointment only. Seller requests no drive-bys without scheduling with the listing agent first.

A-1
Agriculture District
It is the intent of this district to provide space for forestry, agriculture and agriculturally oriented uses and structures which provide an important part in the economy of Smith County. It is the intent here to protect the physical and economic well being of agriculture operations and to prevent the encroachment of urban and other incompatible land uses on farmlands by minimizing conflicts between agricultural and forestry activities with various non-farm activities; to permit lands best suited for intense agricultural uses to be reserves for these suited purpose; and to prevent lands unsuitable for building of an urban or nor rural nature, due to topographic problems, location, or the inability to provide necessary urban services, or being encroached upon by these incompatible land uses. Areas assigned to the A-1 District are primarily areas where low density land use activities are deemed desirable for more of the reasons outlined above and is consistent with the provisions and intent of the Smith County Growth Plan and sections 6-58-101 through 6-58-115 Tennessee Code.
