Expansive acreage in South County Roanoke! Own close to 2 miles of Crowell's Gap Summit that provides great views of both Roanoke and back across Franklin County. The summit entrance to the property will allow for less infrastructure as the ridge top lays very well to cut in a driveway, and the ridge crest provides plentiful building areas. The property is a 10 minute drive from US 220, so its very convenient to all of the Roanoke amenities. This land has been in one family for nearly 80 years and never timbered or developed in any fashion. BTW the Deer, Turkey & Bear hunting is very advantageous as I know the folks that have leased it over the years. Views, location and seclusion-you are off the grid yet not too far off the beaten path!

Yellow Mountain, located between Boones Mill and Callaway, is a rural and wooded Boones Mill neighborhood with ridge-and-hollow scenery and winding two-lane roads. The neighborhood’s character concentrates around the Blue Ridge Parkway pull-offs near Rocky Knob, where overlooks, trailheads, and cyclists set the tempo. Homes tend toward farmhouse forms, cabins, and newer builds set back behind tree lines and stone driveways. Daily life tracks the landscape—creeks, small pastures, and long views that shift with fog and season. Community touchpoints lean regional, with FloydFest in nearby Floyd and the artisan campus at The Harvest Moon as familiar weekend markers.

AG3
Agricultural/Rural Preserve District
The AG-3, agricultural/rural preserve district consists of land primarily used as farmland, woodlands, and widely scattered residential development located within the rural service area. Also found in these areas are lands with steep slopes, and groundwater recharge areas. Many of the county's unique natural and scenic resources are found in this district. The purpose of this district is to maintain these areas essentially in their rural state, and attempt to protect sensitive and unique land resources from degradation as recommended in the rural preserve land use category of the comprehensive plan. This may be accomplished by maintaining the existing agricultural lands and preventing the encroachment of incompatible land uses. Non-farm residents should recognize that they are located in an agricultural environment where the right-to-farm has been established as county policy. This district is also intended to minimize the demand for unanticipated public improvements and services, such as public sewer and water, by reducing development densities and discouraging large scale development.
