About this home
Step into nearly 250 years of Vermont history with this beautifully restored farmhouse, set on just under four acres of picturesque countryside. This thoughtfully renovated home features original wide-plank hardwood floors and exposed hand-hewn beams, with an updated kitchen and updated bathrooms. The first floor offers generous living and dining areas, a sunny porch, a newly renovated mudroom with ample space, and a half-bath, including laundry. Upstairs, a complete renovation retained the character of the home while introducing new hardwood flooring, salvaged beams, a spacious primary suite with its own bathroom, and a second full bath for the additional bedrooms. The finished walk-out basement, made possible by relocating the home to a new foundation in the 1990s, adds valuable living space, a full bathroom, and plenty of storage. Stay cozy in winter with the efficient pellet stove and backup propane heater, and enjoy year-round comfort with mini-split systems on both upper levels and the basement. An owned solar array offsets electric use and brings sustainability to the forefront. Outside, the large fenced yard opens to a peaceful landscape dotted with flowering trees, raised garden beds, a vintage barn, and sauna. Located just minutes from Hinesburg’s beloved amenities, including Lantman's Market, restaurants, schools, and scenic walking trails. Showings begin Friday, May 30th.

Agricultural District
To promote sustainable agricultural uses on land so suited, and other green/open space uses on lands less suitable for agriculture. Farms and interspersed woodlands dominate this district, and help define a critical aspect of Hinesburg’s rural character. The working landscape and natural ecosystems shall continue to be the focus of this district. Innovative land uses listed below that serve to perpetuate the form and function of this working landscape are anticipated and encouraged. Development densities will remain low relative to the rest of the town. The pattern and density of residential development varies across this district; however, the overall district is characterized by the lowest residential development density in Hinesburg. Low density, rural development shall be allowed primarily on land less suitable for green space and agricultural uses. Innovative residential development designs (e.g., clustering, smart siting of homes near/around compatible site features, variable lot sizes, etc.) are encouraged to reduce impact on important natural resources, as long as overall density remains low. Patterns of development shall serve to conserve important agricultural and other natural and cultural resource lands. Conflicts between development and these resource areas shall be minimized to retain the primary focus and function of this district. Rural area design standards in section 5.24 apply to uses that require site plan approval in this district. Rural area design standards also apply to subdivisions in this district (see Subdivision Regulations).
Directions: From Route 116 in Hinesburg, turn onto Silver Street (4.78 miles). Take a sharp right onto Davis Road (1.36 miles). Davis Road becomes Baldwin Road (0.08 miles). House is on the left.
