About this home
Open house 5/3 at 10am-12pm. This home, located in the heart of Lincoln, offers an opportunity to own a piece of history. With its sturdy construction and thoughtful updates, it’s a practical and charming option for anyone seeking a home with character. Enter through the renovated heated sunroom that doubles as a mudroom with storage, utility sink, and space to shed shoes and coats. 3 rooms were opened to create a more modern kitchen with a breakfast counter and eat-in table that expands to a seating area with a wood stove. From there, continue to the cheerful dining room with painted wood floors. Off the dining room is a study with a cozy reading nook and built-in desk and shelves, and a living room with lots of seating. A laundry area and full bath finish this floor. Upstairs, you’ll find all 3 bedrooms. The open primary features several windows, giving it an airy feel, along with a sizable closet and more built-in bookshelves. The 2nd bedroom is large enough for multiple arrangements. There’s also a ¾ bath. Situated on 7 acres that abut conserved Willards Woods, the home includes a manageable yard with flowering trees, private patio area, and a stream that runs the length of the property. In front, the well-maintained porch provides another seating area. There's loft storage above the 2-car garage. It's is walking distance to the General Store, Burnham Hall, the town field, and swimming holes, while still being less than 10 minutes to Bristol and 30 minutes to Middlebury.

VILLAGE
Village District
Lincolns Village District encompasses four separate geographic districts in Town: West Lincoln, Downingsville, Lincoln Village and South Lincoln. The Village District is designed to continue the Town’s present settlement pattern of a compact village center and other more populated hamlets containing levels of commercial activity appropriate for the Village District, surrounded by a transitional area and more rural countryside. Densities in the Village District are greater than the surrounding areas to reflect and continue the existing development pattern and to promote a variety of housing types that are within walking distance to shops and public facilities. The Village District is also designed to encourage a setting where a sense of community and safety may develop and to encourage development in the village center or hamlets as a viable development alternative away from wetlands, wildlife habitat areas, and from productive agricultural and forest lands. Lastly, the Village District is designed to encourage a variety of housing types that provide access to affordable housing for all of Lincolns residents.
