About this home
This cozy two bedroom ranch in bucolic Lincoln, situated adjacent to National Forest Land, can be your year-round home or country get-away! Enjoy abundant privacy at this location with mature perennial gardens, blueberry bushes, and plenty of space to plant new vegetable gardens. Enter through the mudroom into the galley style kitchen which offers plenty of workspace and storage with two walls of cabinetry that open into the dining area. A large living room is the hub of the house, with a vintage wood-fired cookstove as the centerpiece. The two bedrooms, one with double closets, and the full bath complete this adorable single-level home. In the winter, keep warm with either the conventional oil furnace or the wood-burning furnace to keep fuel usage low. Room for expansion, as the septic design and permitting allow for an accessory dwelling. This home is well loved, a hunter's and gardener's paradise, and is affordable in the highly sought-after town of Lincoln. Be sure to view the 3D tour. Showings start Friday, August 19.

TRANSITIONAL
Transitional District
To continue the Towns present settlement pattern of compact population centers South Lincoln, West Lincoln, Downingsville and Lincoln Center surrounded by a rural countryside; these regulations create a new transitional district around the village cores noted above and along established town roads. The Transitional District generally extends 1 mile from the edge of the Village District up the roads specified on the zoning map. The District extends 750 feet from the centerline of the road to both sides of the road. Since some boundaries extend larger to fully enclose an internal area And not leave a small cumbersome strip between parallel roads and not all distances from the village are exactly one mile, the map controls. The district’s goals are to encourage the sighting of development so as to maintain open land and to blend structures into the natural surroundings; to maintain scenic views; to reserve agricultural and forestland for production, to enhance ease of access by encouraging development in this district to cluster near existing roads, and to protect wetlands, water resources and wildlife habitat areas.
