You might have heard the news that the Combined Los Angeles/Westside MLS (CLAW), whose public website is TheMLS.com, has implemented a 48-hour delay on data feeds to websites such as Zillow, Trulia, REALTOR.com, and numerous third party websites. We’d like to reassure our community that Redfin.com will not be affected by this change since we are a real estate brokerage that receives this data instantly. Why? To break it down…
Homeowners typically work with a “listing agent” to sell their home. The listing agent provides information about the home, like the price and square footage, to their local multiple listing service (or MLS). The local MLS then distributes that information to licensed real estate brokers in the area through what is known as an internet data exchange feed. Real estate brokers are welcome to post the information on their own websites as well (which is what Redfin does).
The announcement from CLAW means that information on homes for sale in southern California will be delayed for websites that aren’t owned by a brokerage, like Redfin.
